  • Do you have any certifications?

    We are proud to be certified as Second-Homes and Investment Properties Specialist (RSPS) by he National Association of Realtors (NAR).
  • Are you licensed?

    Our company Top Housing, LLC is a real estate corporation licensed by the Florida Department of Business & Professional Regulation (DBPR). Maria Sofia Bastardo is also licensed as real estate broker under the provisions of Ch. 475 FS.
  • Can I reach you after hours?

    Our business hours are Monday through Friday 9:00 am - 6:00 pm. If you have any questions, please feel free to contact us by phone or by email. We may not be available immediately, but you have our word, We will contact you as soon as possible.
  • Can you put the money directly into my account?

    Yes, Yes, Yes ! We will set up direct deposit and you will receive your rent payments between day 10 and day 15 of each month.
  • Do I get to see the lease or sign it?

    A lease sample is available for your review, our leases are prepared by attorneys. As landlord, you will be able to read every lease and sign each document electronically.
  • Do you sell real estate too?

    Top Housing offers personalized advice in the residential real estate field whether you need help when buying or selling your property.
  • How is rent collection handled?

    Tenants have the ability to make rent payments automatically on before the due date trough ACH payments with NO transaction fees. Our portal offers them reminders, notifications and receipts for faster and easier rent payments.
  • How long of a lease do you sign?

    The term of our standard leases is 12 months. Witness signatures are required, if the lease term is longer than one year.
  • How much security deposit do you charge the tenant?

    Resident(s) will be required to pay a security deposit at the time of lease execution in a minimum amount of one month's rent unless otherwise stated or offered. We reserve the right to require a higher security deposit and or additional prepaid rent if Credit Score is under 650. Non-United States citizens will be required to pay additional deposits.
  • How soon can you start managing my property?

    Once the Property Management Agreement has been executed and you have completed the onboarding process we are ready to start working and help you take care of your real estate investment.
  • What type of properties do you manage?

    We are experts in residential property management for leases 7 months or longer. We can manage single family homes, condos or townhomes having "long term" tenant-landlord relationships.
  • What type of reports do I get?

    We provide you with financial and rental reports with the most relevant data. You can access these reports any time through your owners portal online, download on pdf or excel format or print them out.
  • Who holds the tenant security deposit?

    The security deposit (and advance rent, if applicable) will be held by Top Housing, LLC in a separate non-bearing account until tenants moves out.
