  • Can you hold a place before I apply?

    In order to secure and reserve a specific property, you must complete a rental application and be approved by landlord.
  • Do I pay first month’s rent and last month’s rent with my security deposit?

    1st Month Full Rent Holding Deposit and a $90 Lease Draft fee is required to save and/or reserve a particular property under your name. Once you have been notified that your application has been approved, you have twenty-four (24) hours to deliver the holding deposit to our office. This holding deposit and Lease Draft Charge MUST be in the form of a cashier’s check ONLY (Personal checks, money orders or cash will not be accepted). The cashier’s check MUST be written to “Top Housing Real, LLC.” Until we receive an approved application, approval of owner, the holding deposit, lease draft fee and executed lease, we will continue to market the property to prospective tenants.
  • How old do you have to be to apply?

    All adult applicants over the age of 18 must submit a fully completed, dated and signed residency application and pay an application fee.
  • Is the deposit refundable?

    Once approved and holding deposit is received, this deposit is nonrefundable. In the event that you fail to enter into the lease agreement or refuse to take possession of the property on or before your applied for beginning rental date, you shall forfeit these funds as liquidated damages. Due to the high demand for rental homes, we will not hold the property you applied for off the rental market for more than 24 hours unless you provide the required holding deposit. If you do not comply with this requirement, we may rent the home you applied for to someone else, and your application fee and holding deposit is nonrefundable.
  • Who needs a cosigner?

    Applicants must have a combined gross income of at least three (3) times the monthly rent. We reserve the right to require a cosigner. A minimum of two years residential history is required. Anyone that is 17yrs old but will turn 18 in the midst of the lease must submit application as well. If scenario is roommate’s owner may require each individual to make 3xs the rent also.
  • You have a property I want to rent. How do I apply?

    Complete online rental application HERE ** (insert link) ** (non-refundable $75 fee for each adult). Payment must be made online.
  • How do I pay rent?

    Pay rent from online portal. Forget about late fees and send online rent payments with ACH. No more late payments! That easy and you're ready to pay rent online, just sign up, add your bank account and pay your rent
  • I want to get a pet. What do I do?

    No pets (with the exception of medically necessary pets) of any kind are permitted without specific written permission of landlord in the lease document, an addendum to lease, a non-refundable pet fee acceptable to landlord and/or an additional pet deposit or additional security deposit.
  • I want to move out, but my roommate wants to stay. What do I do?

    A tenant vacating (other tenant(s) remaining) agreement has to be signed previous landlord authorization.
  • My lease expiration is coming and I want to move out. What do I do?

    Tenant shall have 60 days to notify in writing prior to the lease expiration date of an intent not to renew the lease.
